Richard Horn led the final TRID rule (the TILA-RESPA integrated disclosures) while a Senior Counsel & Special Advisor in the Consumer Financial Protection Bureau’s Office of Regulations. He also led the CFPB’s design and consumer testing of the integrated disclosures. He is currently in private practice at Richard Horn Legal, PLLC. As a key architect of the TRID rule, Horn is the foremost and most sought-after expert on the rule. Prior to joining the CFPB, Horn was a senior attorney at the Federal Deposit Insurance Corp. (FDIC) in the New York Regional Office. At the FDIC, he worked on consumer compliance and risk management supervisory matters and enforcement actions, including TILA disclosure and advertising requirements; UDAP; RESPA Section 8; FCRA; bank merger act applications; real estate activities; capital requirements and prompt corrective action; Community Reinvestment Act; and fair lending. Horn advises clients of all sizes, including banks, credit unions, non-bank mortgage lenders and brokers, title underwriters and agents, and technology vendors on all state and federal regulatory compliance matters for consumer lending. He advises on all regulations issued by the CFPB and other consumer finance laws, including TRID, RESPA Section 8, TILA, FCRA, UDAAP, and state high-cost lending and licensing laws. He also advises clients on regulatory examination preparation, investigations, and enforcement actions.

Mary Schuster is the Chief Product Officer and EVP of Regulatory Affairs for RamQuest, Inc. While not a technologist by trade or education, her insatiable search for how to make things better led her on a path; starting at the closing table where she conducted thousands of closings, continuing through roles in agency general management, until finally she found her home in the software and technology sector of the title and settlement business.
Mary says she is ashamedly not nerdy enough to hold a candle to her technical peers at RamQuest, but her real world experience combined with a knack for translating business needs into technology, and translating technology’s abilities into real world benefits - combine to help her teach, train, advocate and innovate for those she serves.
She is a popular national speaker and is proud of her service on the American Land Title Association’s TRID Implementation Task Force. She was appointed as an original member of ALTA’s RESPA Implementation Task Force and also serves on ALTA’s Government Affairs and Research committees.

Pat Carney

Pat Carney joined ClosingCorp in September 2015 as the Senior Vice President of Strategic Partnerships. Carney is a member of the executive team with a strategic focus on the title and settlement ecosystems. He is responsible for managing key relationships, driving integration efforts while contributing to the overall product roadmap, specifically around ordering, service provider risk management and overall market adoption. Carney brings more than two decades of industry experience formulating strategies and developing innovative products for the Real Estate and Title Industries.
Prior to ClosingCorp, Carney was Chief Operations Officer & Chief Strategy Officer at reQuire, a web-based lien release tracking and reporting service. Prior to reQuire, Carney founded 360 STS, a consulting firm that assists title companies with ALTA Best Practices, as well as developing and implementing solutions for workflow, automation, compliance and brand development.
Carney is an active member of ALTA’s Tech committee and frequently speaks at national, state and title underwriter events.
